Jerry,  A 40 inch f/4 has 160 inches of focal length.  That will place
the eyepiece approximately 150 inches up at zenith (allowing -25 inches
for the Newtonian focal position and  +15 inches for mounting).  You can
allow -30 inches from your butt to your eye level.  So the seat has to
be 120 inches, 10 feet in the air......that's 2 feet above your standard
house ceiling, or as high as a basketball goal!  

A motorized work lift I use reqularly is compact (36 in. x 48 in.
footprint), but only rises 8 ft., weighs over 1,500 lbs., and only works
on hard, smooth surfaces.  (I believe they make a larger version that
will rise 10 feet......bigger footpring, of course.)  The cost was over
$7,500, BUT IT'S SAFE!!!  I'll get the manufacturer's name, if you
like.  Guess you'll need a trailer or a flat bed truck for all this. <G>
