RE: [APML] Astronomical Sanctuary

I drove by that area of Arizona a couple of times during my trip to
California (why I've been off the list for the last two weeks). If the home
really sits next to the Chiricahua Mtns. it must be an awesome view during
the day. However, those mountains would block a large part of the western
sky. That is also a VERY windy and dusty area of the state; dust devils are
regular inhabitants. I know why Cochise used those mountains as an outpost!

$1.8 million for 43 acres? That's almost $42,000/acre and even with a home
on the property, methinks they ask too much.

PS I envy you northern Arizona and New Mexico residents! I visited the
Grand Canyon last Thursday evening and the skies were awesome! I've never
seen the Milky Way while driving at night before.

Anyone have a bit too much money? I got this in my "AskMe" mailbox a few
days ago, and while I may not have the funds for this property, it does
sound pretty good, so if someone does have the money,..... (maybe Bill Gates
will buy it for us all!) Note that this is not really meant all too honestly
- I'm not trying to sell anything - it just sounds like what we all could
use ;-)

"Dear Ulrich,

Greetings from the Chiricahuas!

I am sending you this because the one thing this area does not have is an
astronomical lookout. With fewer than two dozen artificial lights in a 10
mile radius, this would be an ideal location. I thought with your
affiliations, you may come across an interested party.

We are representing a hilltop home in Portal, Arizona. Following is a brief
description of the property.

This 1960 sq. ft. home sits on a 5000' mesa with 360 degree views of Arizona
and New Mexico. 43 acres bordered by national forest with direct views into
Cave Creek Canyon. Incredible views of Arizona's largest mountain range, the
Chiricahuas. A duplex makes for a perfect guest quarter.
One of the largest privately held properties in the Portal area. Two wells,
3 septics, large garden, and full utilities. Area is world renown for
birding and the study of reptiles, plants and insects. A perfect location
for a
naturalists', astronomer's or horselover's retreat. New survey.
The duplex built in 1996 has been used by birders, photographers, hikers,
climbers, scientists and hunters. Property lies within a couple of miles
from Coronado National Forest's Cave Creek Canyon. Sellers own on both
sides of Cave Creek. Tucked away in the canyon is New York's Museum of
Natural History's Southwestern Research Station. Abundant history on the
territory of Cochise & Geronimo as well as pre-historic Indians. Our climate
is mild in the winter and we experience moderate green summers. The only
life zones we are lacking are tropical and arctic. We experience four nearly
perfect seasons. Contact agent for photos and information.

Because there is not any commercial zoning, the property would be best
suited as a corporate retreat in order to legally utilize the duplex and
space for additional structures. Unless you know a loaded recluse who would
like to sit atop a hill bordered by forest land.

Let me know should you have a prospective client. We have listed the
property in MLS and will pay a buyer's broker 3% on a sale. The asking
price is $1,800,000 with owner financing at 50% down 10% APR for 10 years.

Best Wishes,
