I went through this a couple of years ago...
You're right that real estate agents have no idea what a "dark sky" means.
If they've seen the Big Dipper, they will tell you it's incredibly dark! I'm
not sure that you're right about places being available to rent; my wife and
I found nothing for rent out in "the country" around the SF Bay Area. We
ended up buying. I would certainly advise going out for most of a night to
check any promising leads; it's the only way to be sure about the darkness
of the sky and will give you some information about fog probabilities (at
least one night's sampling!). One source of information that became
available after we bought would have been very useful to us: a member of the
local astro club started a series of articles for the newsletter about
viewing sites in the surrounding counties. You may have something of that
sort available to you already? Even if no-one is writing about it, members
of local clubs may know of places good for viewing or places for sale
suitable for our peculiar hobby.
