Just curious--why is a club site out of the question? My Dallas area club
site has 40 acres, is pretty dark and if you  don't like tents you can build
a rolloff. Cost? about $50 per year plus the cost of your rolloff. We have
ac all over the site and running water. And a number of really good
astrophotographers, including probably at least 5 in this group.
